About the Director of Property Services:
Reporting to the Chief Financial Officer, KDC's Director of Property Services requires a commitment to the well-being of individuals that Kennedy-Donovan Center (KDC) serves, their families, and team members. The Director of Property Services leads by this commitment while overseeing the agency’s facilities, both commercial and residential, and department team members.
  • Full Time, Monday through Friday with availability on evenings and weekends as needed.
  • Working out of the Foxboro office with frequent travel to all KDC commercial and residential locations.
We are looking for a team member who: 
  • Possess a technical school degree (degrees in engineering, facilities management, construction management, business management or related field a plus)
  • A minimum of five years’ experience in maintenance and/or facilities supervision or related field.  Contractor experience preferred.
  • Experience in technical/engineering operations and facilities management best practices.
  • Experienced at compiling and following budgets.
  • The applicant should be able to demonstrate the ability to:
    • develop, read, analyze, interpret and communicate regulations, guidelines, and project architectural plans.
    • effectively handle multiple projects in a fast-paced environment and meet deadlines.
    • make data-based recommendations and think both proactively and creatively to identify the effectiveness or deficits in current systems, and recommend and document, a timely remediation plan accordingly.
Physical Requirements:
  • Extensive travel required.
  • The ability to sit, walk, climb up and down stairs
  • The ability to bend, stoop, squat, and lift frequently
  • The ability to see details at close range (within a few feet of the observer)
  • The ability to lift, push and pull at least 50 pounds
  • Willingness to work in the elements – heat, wind, snow, rain, etc.
In this Director of Property Services role, you'll get to:
  • Manage and supervise all facilities personnel, both employed and contracted.
  • Ensure all commercial and residential facilities are safe, clean, up to code, and fully operational, while in compliance with local, state and federal regulations, and OSHA regulations.
  • Consistently enhance overall KDC facility health, safety, cleanliness and sustainability.
  • Manage maintenance of grounds and inventory.
  • Develop and administer the annual facilities and capital budget.
  • Maintain the maintenance management system, all files and data entry for compliance.
  • Ensure all utility systems are inspected and in accordance with regulations, as well as review utilities consumption working with utility companies and their incentive programs strive to minimize costs.
  • Negotiate bids and manage contracts and work of third-party workers.
  • Prepare cost estimates for and coordinates moves, equipment and capital projects.
  • Develop and oversee contractors, capital improvement plan, operational improvement plan, train new departmental employees, and set standards and manage the day-to-day performance of third-party vendors of maintenance and construction.
  • Collaborate with architects, engineers and general contractors to design and build/or renovate residential and commercial properties.
  • Plan and coordinate all installations (telecommunications, HVAC, plumbing, fire protection, electrical etc.) and refurbishments.
  • Assist the Information and Technology Department with invoice review and processing for Verizon Wireless, Comcast, Spectrum and Xfinity. 
  • Ensure that Agency Administrative contracts meet the needs of the Agency while still maintaining manageable costs: document storage, express mail, mail processing, office supplies, janitorial and breakroom supplies, waste removal, solar contracts and on-site storage.
  • Co-chair the Safety Committee.  
  • Facilitates the Insurance Renewal process for General Property and Liability Insurance, Directors and Officers Insurance, Flood Insurance, Cybersecurity and Worker’s Compensation.  
  • Communicate regularly, professionally and effectively with all stakeholders, pre- and post-project completion, at all times to achieve expected and planned results, while maintaining a positive rapport.
